Initial Requirements - We perform a thorough analysis of your facility requirements and review and identify any special needs that may affect the building design including; <ul> <li>Property Size, Zoning Designation, Access, Parking, Material & Finished Product Logistics and End Use</li> <li>Building Size, Style, Classification, Aesthetics, Budgetary Constraints</li> <li>Mechanical, Electrical and Special Process Requirements</li> <li>Special Environmental and Energy Efficiency Issues</li> <li>Provisions for Future Expansion and Growth<br /> <br /> </li> </ul> </li> <li><u>Preliminary Design</u> - We interpret the information collected in the Initial Requirement stage and produce preliminary design drawings as a starting point for concept review and refinement. This stage will involve several meetings as we optimize the design plans to accommodate all your building needs and financial targets.<br /> <br /> </li> <li><u>Building Quotation</u> - Once the preliminary designs are established, we prepare a concise and accurate estimate of costs for your review. This process also involves identifying areas where alternative methods or materials can be utilized to provide the best value possible.<br /> <br /> </li> <li><u>Contractual Agreement</u> - The next step involves entering into a contract towards the goal of commencing the final design drawings and ultimately the building construction. There are several types of contracts available in Design Build construction; <ul> <li>Lump Sum  perform the complete design and construction for a specified and guaranteed amount.</li> <li>Design & Management  coordinate the full building design process, procure all the materials and sub-contractors and manage all aspects of the building construction for a lump sum fee or percentage of actual costs.</li> <li>Guaranteed Upset Limit  provide a  do not exceed limit on costs which also involves a mechanism to identify cost saving measures which are shared between the Building Owner and Design Build contractor on agreed upon percentages.<br /> <br /> </li> </ul> </li> <li> <p class="style5"> <u>Final Design and Construction</u> - After the contract is signed we prepare the final, detailed construction drawings for your review. We then apply for all the necessary municipal approvals and permits. Critical long delivery items are ordered prior to commencing construction.
