Under the Construction Management arrangement, the traditional role of the design-bid-build roles and relationship of the owner/general contractor disappear. The Construction Manager works in partnership with the Owner and the Consultant as part of the Construction Management Team which works together from the Pre-Construction or design/development stage through to the project completion.

What are the advantages of Construction Management ?

With the Construction Management approach, the customer has one contact responsibility for all parts of the construction process and has control over the important elements of construction including costs, scheduling, quality and delivery. Every contract is customized to account for specific construction elements, including the pre-construction or design phase if the Construction Manager is appointed to the project team at the same time as the Design team.

The Sierra Construction Management Service

Sierra becomes involved from the initial stage of the project until successful completion. By becoming involved in the early stages of the project Sierra can offer its expertise and experience which can generate significant cost savings, reduce the number of changes during construction, fast track the schedule and improve working relationships among all members of the project team.

Sierra Construction Management provides:

Single-contact accountability for construction

More effective integration with the Design team

Enhanced opportunity to fast track the project

Complete and integrated project plans

Enhanced bidding process

Early identification and correction of potential cost overruns

The Three Phase Construction Management Service

Pre-Construction Phase Prior to actual construction we meet on a regular basis with the Construction Management Team and provide the following;

Consultation During Project Development

Planning & Scheduling

Project Construction Budget

Coordination of Trade Contract Documents

Construction Planning/Site Mobilization

Construction Phase Manage all on site aspects of the work including;

Project Control

Physical Construction

Cost Control & Accounting

Changes in the Work

Payments to Trade Contractors

Coordinate other Consultants

Inspection of the Works

Document Interpretation

Shop Drawings & Samples

Reports and Project Site Documents

Substantial Performance of the Work

Start-Up

Total Performance of the Work

Post Construction Phase

Operations & Manuals

Warranties

Fee Structure

The fee charged for Construction Management services can either be a fixed amount or in most cases, a percentage of the design and construction costs.
